Drying the Materials You Cannot See

Removing standing water does not mean the structure is dry. Drywall, plaster, insulation, framing, subflooring, and cabinets can retain moisture after visible water is gone.

We inspect the affected and surrounding areas to determine where moisture remains. Our drying plan combines air movement, dehumidification, controlled material removal when needed, and regular moisture readings.

Structural drying services we provide

  • Water damage inspections
  • Moisture detection and mapping
  • Building-material moisture readings
  • Air-mover placement
  • Commercial dehumidifier installation
  • Controlled drying chambers
  • Wall and ceiling cavity drying
  • Flooring and subfloor drying

Could Moisture Still Be Inside Your Property?

Building materials can remain wet even when the surface looks and feels dry. Changes in appearance, texture, or indoor conditions can indicate that additional drying is needed.

Signs professional structural drying may be needed

Walls or ceilings remain stained

Persistent discoloration, bubbling paint, or softened drywall can indicate moisture behind the finished surface.

Flooring is lifting or changing shape

Warping, buckling, loose tiles, or soft areas can indicate water inside the underlayment or subfloor.

Cabinets and baseboards are swelling

Expanded wood, separating trim, and damaged cabinet panels can show that porous materials absorbed water.

A damp or musty odor remains

Lingering odors can come from moisture trapped inside drywall, insulation, flooring, or enclosed structural areas.

Indoor humidity remains elevated

Condensation or unusually humid air can indicate that damp materials are continuing to release moisture into the property.

How We Dry Water-Affected Structures

We base the drying plan on the affected materials, moisture levels, layout, and indoor conditions. Equipment placement and operating time are adjusted as the property dries.

We inspect the affected areas

We ask what happened, when the water damage began, and which rooms or materials were exposed.

We map the moisture

We check walls, ceilings, flooring, cabinets, framing, and connected areas to identify the boundaries of the water damage.

We prepare the affected space

We remove accessible water and evaluate whether damaged materials must be opened or removed to support drying.

We install professional drying equipment

We position air movers and dehumidifiers according to the size, materials, and moisture conditions of the affected area.

We monitor drying progress

We take follow-up readings, adjust equipment as conditions change, and remove it after the established drying goals are reached.

Drying Decisions Supported by Moisture Readings

Structural drying should be guided by the condition of the building materials rather than surface appearance or a fixed number of days. We monitor moisture levels and adjust the plan as the structure responds.

Why property owners call our drying team

Inspection beyond visible damage

We examine surrounding and connected materials to identify moisture outside the original wet area.

Commercial drying equipment

We use professional air movers, dehumidifiers, moisture meters, and other equipment suited to water-damaged structures.

Material-specific drying plans

We consider how drywall, plaster, wood, flooring, insulation, and cabinets respond to water.

Ongoing progress monitoring

We take moisture readings during the project and adjust equipment placement when conditions change.

Restoration after drying

When materials require replacement, we can coordinate approved drywall, flooring, cabinet, insulation, texture, and paint repairs.

Structural Drying Services Throughout San Diego

We provide professional structural drying for houses, apartments, condominiums, rental properties, HOA-managed communities, restaurants, offices, retail locations, warehouses, and other commercial buildings throughout San Diego.

Sam and Ali were absolutely fantastic to work with. From the very beginning, they were professional, thorough, and incredibly communicative. They came out multiple times to assess the situation and provided a detailed, transparent quote that clearly outlined the scope of work—no hidden fees, no surprises. What really stood out was their honesty and the time they took to explain everything. The level of detail they provided gave us full confidence in their knowledge and capabilities. They were easy to talk to, responsive, and clearly dedicated to helping their clients understand every step of the process. If you're looking for a company that is reliable, transparent, and truly knows their stuff choose A/S general contracting. I 10/10 recommend them.

Two years after the “shoddy” work they performed we are having to completely replace the flooring. They shot pin nails into laminate flooring but that isn’t the worst part. The patchwork they used to lay a sub floor was crap. They know what they did. They all like to agree and blame the homeowner for whatever goes wrong. One tone even suggesting they because we live in a “trailer house,” the floor would never be perfect. Well now we see clearly what kind of a pieced together project they did, we now have someone who is fixing this fiasco! Don’t use them

We had a major water leak that required us to file a claim through our insurance company, and our plumber referred us to A/S General. From the very beginning, Greg and Sam were incredibly helpful, guiding us through the entire process and helping expedite everything with our insurance company. Greg, Sam, and their entire team were professional, thorough, and communicative every step of the way. The construction crew consistently showed up on time, worked efficiently, and always left the work area clean at the end of each day. Thanks to their attention to detail and quality craftsmanship, our home is now in even better condition than before the water leak. We highly recommend A/S General to anyone in need of home restoration or construction services. Thank you to the entire team for taking such great care of our home!

Requested to do the job asap. Told Sam Abraham we have house guests coming in at the middle of the week. He sent a crew to see what needs to be done. By Monday, they started fixing the damage and late afternoon, the same day, the job was done. Sam Abraham didn't promise but he produced the result. Ben L

How San Diego Buildings Respond to Water Damage

San Diego properties include older houses with plaster walls and original wood flooring, newer residences with drywall construction, hillside homes, condominiums, apartments, and commercial buildings.

Coastal humidity can slow evaporation, especially inside enclosed walls, cabinets, and flooring systems. Seasonal storms can also introduce water through roofs, windows, balconies, exterior walls, and ground-level openings.

In multifamily and mixed-use buildings, water can travel through shared ceilings, walls, and flooring systems before appearing in another room or unit. We consider the property’s materials and construction when preparing the drying plan.

Areas that often require moisture monitoring

  • Wall and ceiling cavities
  • Flooring and subflooring
  • Attics and roof-adjacent materials
  • Cabinets and built-in finishes
  • Bathrooms and laundry areas
  • Kitchens and appliance areas
  • Garages and lower-level rooms
  • Crawl spaces
  • Shared building assemblies

Structural Drying Services FAQS

What is structural drying?

Structural drying is the controlled removal of moisture from building materials such as drywall, framing, subflooring, ceilings, and cabinets. It commonly combines extraction, air movement, dehumidification, and moisture monitoring.

Water extraction removes accessible liquid water. Structural drying addresses moisture absorbed by building materials after the standing water has been removed.

The timeline depends on the affected materials, amount of water, size of the area, indoor conditions, and when drying began. We use moisture readings to determine when drying goals have been reached.

No. Some materials can be dried when conditions are appropriate. Materials that are deteriorated, contaminated, inaccessible, or unable to dry properly can require controlled removal.

Drying removes moisture that can support mold growth. However, materials with existing mold require separate evaluation, containment, removal, or cleaning.
